151 Property own several major commercial buildings in Brisbane. They decided to upgrade the foyer at 217 George Street as part of a marketing and leasing strategy to attract tenants.
217 George is a 10-storey office building located on the corner of the Queen Street Mall, in the heart of the CBD. The building benefits from extensive natural light as well as city and river vistas.
151 Property needed to more effectively communicate these benefits to prospective tenants in order for them to realise how their organisations would profit by locating their offices in this building. It would also pay off for 151 Property long-term to increase the value of their investment and prepare the building to meet the future requirements of tenants. A building’s foyer initiates its tenants’ communication with visitors and clients—it conveys the first impression. By upgrading the foyer, 151 Property aimed to update the overall atmosphere of the building.
Works included modernising internal signage, which included the relocation of the existing directory board and the addition of an electronic directory board to update on building happenings in real time. Yellow feature pendant lights tie in the cheerful colours on the new, contemporary cushioned bench seating as well as the geometric patterns on the upgraded wall panelling. All of the walls were repanelled and painted, and together these upgrades create a bright, inviting and professional initial presentation of the building.
These upgrades invite professional, effective, long-standing businesses to occupy the offices above and advance their organisational goals. 151 Property’s marketing strategy has realised success thus far because their asset is now modernised and ready for the future of business.
