151 Property is a real estate investment group that own several major commercial buildings in Brisbane. Over the years Priority have undertaken several projects for 151 Property that have resulted in increased occupancy and therefore increased value of the buildings for investors.

We were engaged once again to subdivide one floor into three separate tenancies and design and construct speculative fitouts on several levels to increase potential tenant interest.

Level 8, Tenancy 1:

Inspired by the New York style loft, the space experiments with industrial elements, whilst keeping a modern and professional ambience. Featuring polished concrete flooring, faux brickwork, tan leather and copper tones, the space is warm and welcoming. The distinctive brushed copper splashback in the kitchen adds detail and a bespoke feel to the black kitchen.

Level 8, Tenancy 2:

Inspired by timeless Scandinavian design with a retro twist, this office features fashionable pastel tones, warm oak laminate and herringbone whitewashed oak flooring. Planter boxes and hanging planters bring the outdoors in by balancing and softening the strong white components of the workplace. Key features include the understated white hexagonal feature wall in the reception area and the 1950’s inspired seating in the boardroom. The timber accents and colour palette promote warmth and creativity within the space.

Level 8, Tenancy 3:

This space was inspired by crisp white canvas, layered with vintage pieces and natural textures, and features a neutral, organic colour palette. Rustic white wallpaper paired with pendants and striking artwork creates an industrial, yet modern and fresh office space. Full height glazing with black framing draws attention to the boardroom and its shag pile carpet insert and elegant timber chairs. Combined, these create an engaging and creative space.

Level 9:

Inspired by sculptural furniture and distressed wood and metal surfaces in industrial warehouse spaces. The brick wallpaper and warm walnut finishes create an engaging and appealing office space. The polished concrete flooring, dark herringbone patterned carpet, vibrant artwork and solid black adds character to the space and assists in developing an elegant and unique working environment.

 Level 12:

This space is inspired by the merger of old and new: natural, bespoke wooden furniture paired with high gloss, ultra-modern finishes. The dark grey marble look stone and walnut timber tones establish texture and contrast in the reception area. In the boardroom, the use of dynamic dark red executive chairs and a herringbone feature carpet insert add colour and interest to an otherwise neutral space. The use of delicate wire pendant lighting is interesting and polished.
